Sam’s Hilton Head Island Area June Newsletter & Stats!

Hello from Beautiful (Busy!) Hilton Head Island & the surrounding area of Bluffton!  We’re in Full Summer Mode with so many vacationers enjoying the beaches, golfing, boating, biking & just enjoying life again now that the masks are disappearing (except for flying).  Saturdays are pretty hectic with traffic from check-ins & check-outs but starting July 1st our Cross Island Pkwy (by-passing the business area of 278) won’t be charging a fee anymore! I’d suggest if you’re staying from Palmetto Dunes south to Sea Pines I’d take the free Cross Island & bypass a bunch of traffic. Occupancy rates continue to be big & reservations at restaurants are a very good idea.  There are a number of New Restaurants that you may want to try when you get here. ( a New Steak House at Shelter Cove Center next to Poseidon called Chophouse 119 ) You can check them out with menus here at Fork and Fun.   I’m also hoping you’re utilizing my 2 websites at  where you can easily click on oceanfront homes or condos, along with private golf communities & my featured community. It seems Real Estate is the rage at cocktail parties again! I’ve never seen it like this here in my 27 years. I’d like to explain it a bit in the paragraphs below.

Now, The Statistics for May Housing here on the Island. It continues to be HOT!!! It’s just not slowing down as you’ll see from the Stats. I continue to hear buyers tell me they’ll wait until the market comes down but it’s not coming down (if anything it’s continuing to go UP!)  Every time an agent gets a new listing, they’re going higher until they get resistance & there’s no resistance. There’s an old adage ~ He (or She) who hesitates, loses. That seems to be true here the last year. If you’re waiting for the prices to come down, you may have a very long wait! If you’ve ever thought about owning any property in the Hilton Head Area, please don’t wait. The Stats in the 2 links below will verify that.

I’ve included the Hilton Head Realtor’s Association Statistics showing closed & pended sales transactions along with other specific information to keep you informed on real estate details on the Island & in the surrounding area of Bluffton. With our NEW MLS format, I can send you a link to the specific community that you’d like ~ Just call, text, or email me & I’ll set you up with a link for Palmetto Dunes, Forest Beach, Sea Pines, or any other area. Please click here for May Housing Supply Stats.  As you can see, the Pending & Sold numbers are still “thru the roof!” Also, you can see the lower inventories are “forcing” buyers to buy immediately or lose out. Because of high demand & low supply, offers are coming in at full price or higher if the buyer is competing against others (& they normally are). I’ve even noticed prices are being increased especially since the cost of new construction is also going thru the “roof!” One other important aspect I’ve found out ~ our MLS has a newer status called Delayed Listings. This means there are listings that don’t show up yet on the “normal” MLS because of not having all the proper paperwork or missing photos or not ready to go public for other reasons, etc. All those listings can be seen by agents but not the public. They are being purchased BEFORE they get to the public MLS! I’m personally not a fan of this tactic but this is why you need to let me know exactly what you’re looking for & if you’re ready to put a contract in (or you may never have the chance to). A Personal Side Note ~ I’ve been a Resident & Realtor here since 1994 & have NEVER seen the real estate market like this here (I know it’s hot in other areas too). I have very mixed feelings about it since I socialize with my past clients & I want to do my very best to make sure they don’t ever “overpay.” As much as I want a commission, I want more to make sure I don’t “bury” my friends/clients &  it’s a “slippery slope” right now. My 1st impulse is to tell my prospective buyers to hold off & wait (maybe until late Fall) until inventories get higher & there’s not as much of a buyer frenzy. But on the other hand, it may take years for the prices to come down (if they ever do). I have buyers who have been looking at homes & condos for months looking to buy but they continue to lose out on their favorites because they waited too long. And they’re being frustrated (as I am) when another one comes on the market at a higher price. That $400,000 house you were considering last year is now over $500,000 & still going up (if you can find one)! Why wait & miss the opportunity of this market plus being able to buy the home/condo that you want NOW. This has been a HISTORIC  1 ½ years in this country (& the world) & who’s to say the real estate market in desired areas (& Hilton Head area is Very Desired) will ever get as low as it has been over the past years. People aren’t retiring up north, Businesses aren’t starting up north, crime rates are not getting lower up north & so on. I can do Live FaceTime or Videos of your interested property. A Pre Approval letter is a MUST unless it’s a cash contract. Some Sellers are not even accepting contingencies due to the demand. Please keep that in mind & if you’re ready, I can help.
