Hilton Head /Bluffton September Stats & Newsletter

Greetings from Beautiful Hilton Head Island & the surrounding area of Bluffton! This is actually my favorite time of the year here ~ the “Fall months!” it’s not as crowded as the summer, the traffic is much less & the weather (especially October) is beautiful. Temperatures are in the high 70’s to low 80’s, not as humid & perfect for any outdoor activities (including watching football at an outdoor bar/restaurant!).  Occupancy continues to be strong for weekly rentals near the beach, especially for weekenders coming in from nearby Charlotte & Atlanta. (& snowbirds have been booking reservations for November thru March). With COVID not going away & even getting stronger in many areas of the country, I (& many others agree)  believe that we may see a repeat of how all this buying & selling frenzy started when COVID changed our lives last year! Buyers need to remember what has happened & that the prices may not come “tumbling down”  like we thought & may get stronger again. A few “key reasons” why the consensus thinks so  ~ Just like last time, especially with winter coming, there may be another “lockdown” & more dense population areas such as NY, the Northeast, Chicago, & California will again realize they can work out of their homes. They will be bringing their cash & moving south where taxes & crime are much less, quality of life & natural beauty are more abundant & just want a bit of a slower pace. Our home/condo prices have increased (like everywhere else)   but why not “take the money & run” & move to one of the prettiest & most desired areas of the country. Rates are still very low ~ a $100,000 mortgage is approx. $420 per month P & I.  What has dramatically changed is the Inventories or lack of & how quickly you need to “pull the trigger” when you see something online. I can help with that by advising you, doing Live Videos & Live FaceTime showings ~ you need to understand what you’re looking at today,  may have been viewed by MANY others who are ready immediately. And with the  Delayed Listing status with the MLS’s, listings are being sold BEFORE they even reach the pubic MLS ~ I can help with that too! Hilton Head is so much easier to get here by plane too, with direct flights from many cities to the Savannah/Hilton Head Airport (about 40 minutes away by auto) or direct to the Island. Now, The Statistics for August Housing here on the Island & in the Bluffton area. The biggest issue affecting the stats is inventory. As you can see the average sales price has jumped higher ~ it seems the more expensive properties are outselling the $400k & lower properties. Prices continue to go higher with some exceptions. Bottom line, if/when. you see something of interest, Buy It before someone else does (& there’s always someone else looking!). You can see 4 major stats ~ the lack of inventory & monthly housing supply, price increases/appreciation, days on the market, & the percent of the contract price to list. I found this very interesting article/link asking “Should I Buy Now or Wait till 2022.”  That’s GOOD NEWS for Buyers NOW!! But that’s not happening with all listings. Because of high demand & low supply, offers are coming in at full price or higher if the buyer is competing against others (& they normally are). One other important aspect I’ve found out ~ our MLS has a newer status called Delayed Listings. This means there are listings that don’t show up yet on the “normal” MLS because of not having all the proper paperwork or missing photos or not being ready to go public for other reasons, etc. All those listings can be seen by agents but not the public. They are being purchased BEFORE they get to the public MLS! I’m personally not a fan of this tactic but this is why you need to let me know exactly what you’re looking for & if you’re ready to put a contract in (or you may never have the chance to).
