 Sam’s Hilton Head Island Area February Newsletter & Stats Update

Hello from Beautiful Hilton Head Island & the surrounding area of Bluffton!  I hope you’re all staying warm, healthy & safe! Now, what’s been happening here? It’s’ been one of the busiest seasons I’ve ever seen here. Our weather is finally breaking & it’s getting warmer  (it’s been a rainier winter than normal) & the golfers are out & people walking the beach  (with their dogs) or bike riding. Temperatures are in the 60’s. With COVID still around, masks are still needed, but because of more people getting vaccines, & social distancing, the numbers are dropping considerably. Unfortunately, our St. Paddy’s Day Parade has been canceled again. Inventories of Homes & Condos are the lowest I’ve ever seen in my 26 years. Buyers are realizing in huge numbers why the timing is right to buy now! Another reason it’s booming is our mortgage rates here are still below 3% ~ that means you have much more buying power! Buying now guarantees you’ll be taking full advantage of the upcoming vacation season & rental income if you’d like, but know this ~ with lower inventories & very quick contracts, every new listing that comes on the market will be “tested” with higher pricing until there’s buyer resistance (& there’s no resistance as of yet). People have finally realized prices here are still low compared to other parts of the country. Add that to low crime rates, the density of people, weather, natural beauty, being able to have an in-home office/work, the advantage of rental income when you’re not using it, & so many more reasons. I think you can understand why sales here continue to break records. If you’re waiting for the prices to come down, you may have a long wait!

I’ve included the Hilton Head Realtor’s Association Statistics showing closed & pended sales transactions along with other specific information to keep you informed on real estate details on the Island & in the surrounding area of Bluffton. I think you’ll see what I’m talking about with Sales ~ they continue to be Amazing!  Please click here for Hilton Head Realtor’s Assoc January Market Stats. With our NEW MLS format, I can send you a link to the specific community that you’d like ~ Just call, text, or email me & I’ll set you up with a link for Palmetto Dunes, Forest Beach, Sea Pines, or any other area. Please click here for January Housing Supply Stats.  As you can see, the Pending & Sold numbers are still “thru the roof!” Also, you can see the lower inventories are “forcing” buyers to buy immediately or lose out. Future listing prices will continue to go higher until we get resistance from buyers ~ so far we’re not getting resistance from buyers. One other important aspect I’ve found out ~ our MLS has a newer status called Delayed Listings. This means there are listings that don’t show up yet on the “normal” MLS because of not having all the proper paperwork or missing photos or not ready to go public for other reasons, etc. All those listings can be seen by agents but not the public. They are being purchased BEFORE they get to the public MLS! I’m personally not a fan of this tactic but this is why you need to let me know exactly what you’re looking for & if you’re ready to put a contract in (or you may never have the chance to).
